Types of Tiny Homes & Regulations
Tiny Homes on Wheels (THOWs): – These are generally treated as caravans and must comply with road transport regulations.
Dimensions: They must be no more than 2.5 meters wide, 4.3 meters high, and 12.5 meters long.
Registration: They must be registered as a moveable dwelling.
Living: Permanent living is often restricted by local laws, but as of September 2024, councils can approve two-year full-time occupancy.
Tiny Homes on Foundations: – These are treated as permanent dwellings and must comply with the Building Code of Australia (BCA).
Standards: Compliance with structural, electrical, plumbing, and energy efficiency standards is required.

Approvals
For projects that require official approval, we offer an engineer’s certification for the frame and footings at an additional cost of $770. To ensure the footing certificate is accurate, we will need a copy of your soil test. All our frames are constructed with a C2 rating, providing a sturdy and reliable foundation for your building.
NOTE: All WA Portables are Class 10 Buildings. They are not sold as a class 1A building.

Deposit & Payment Terms
50% Deposit – Upon placing your order to secure your portable building and initiate the project.
50% Final Payment – Upon build completion & prior to the dispatch of your portable building.
Payment Terms for Portable Buildings:
A 50% deposit is required upon placing your order to secure your portable building and initiate the project. An invoice will be issued at this time. Please be aware that construction and scheduling will not begin until this initial deposit has been received and cleared. The remaining 50% balance is due prior to the dispatch of your portable building. We kindly request that these funds are cleared before we schedule your delivery.
Warranty Terms & Conditions
Please be advised that all multi-use portable buildings are sold as temporary portable structures only. They are not intended or certified for use as permanent dwellings or fixed structures.
NOTE: All WA Portable Modular are Class 10 Buildings. They are not a Class 1A Building.
These units are covered by a 1-year structural-only warranty, commencing from the date of dispatch. This warranty specifically covers the structural integrity of the unit and does not extend to other components, finishes, or general wear and tear. Building type – Class 10.
Third-Party Warranties: Rest assured, any additional warranties from our suppliers and manufacturers directly apply to your WA Portable Building. Should you encounter any concerns, promptly notify us for assistance.
Materials & Workmanship: We adhere to strict standards, using only new and fit-for-purpose materials in the construction of your Portable. All craftsmanship undergoes rigorous testing and quality assurance before leaving our premises.
Important Notice Regarding Item Condition:
Please be advised: The buyer acknowledges and agrees that they have been given the full opportunity to physically view and inspect the item(s) prior to purchase or dispatch.
If the buyer chooses not to physically view or obtain their own satisfactory condition report for the item(s) before delivery, they accept the item(s) in “as is” condition at the time of dispatch.
Consequently, no disputes, claims, or returns regarding the physical condition, quality, or any perceived defects of the item(s) will be accepted or entertained after the item(s) have been delivered.
By proceeding with the purchase without a prior physical inspection to your own satisfaction, you irrevocably waive any right to dispute the condition of the item(s) upon or after delivery.
What’s Not Covered or Included:
Engineering certifications or drawings. (These incur extra fee of $770, frame and footings)
Approval for compliance with any local, state, or federal building codes.
Any warranties or guarantees regarding suitability for a specific location or use.
Foundation work, site preparation, or installation services.
NOTE – The warranty excludes damage caused by:
Normal wear and tear: As with any structure, natural wear over time is expected.
Extreme weather events: Damage resulting from severe weather conditions is not covered.
Transportation or onsite setup: Any issues arising during transport or installation must be reported immediately.
Liability: It’s important to understand that our liability ceases once the Portable is loaded onto the truck and departs our premises.
Warranty Claims: Should you encounter an issue potentially covered by the warranty, promptly contact us. All claims will be thoroughly reviewed to determine validity and eligibility for repair or rectification.

It is the sole responsibility of the purchaser to ensure the unit is used in compliance with all relevant laws and regulations in their jurisdiction. The purchaser assumes all risks and liabilities associated with the use, placement, and installation of the unit.
